The project is located in the south of Guandu District, Kunming, surrounded by residential properties, two expressways, and there is a metro station planned with entrances immediately adjacent to the site. While the plot ratio is 8.7 (super high) the height of tower has been controlled in the Client’s Brief. All of these bring opportunities and challenges to the design of this retail led project.

The scheme comprises of two towers, one at 200m and the second at 140m high both containing office accommodation, a third 100m high tower and a six story shopping mall forming the podium. All the towers have separate entrances at ground level and there are two main entrances to shopping mall at grade. The shopping mall has both central and perimeter units separated by a very generous circulation space.

To attract shoppers to the higher level units there are also separate entrances at ground level to the 3rd, 5th and 6th floors where spaces for entertainment facilities have been incorporated as an additional draw. A significant part of the 6th floor roof area has allocated for food and beverage facilities, entertainment and landscaped gardens.

The colours seen all over the Yunnan mountain flowers and vegetation have inspired the gentle colour transition across the podium façade. Internally a rainbow colour has been applied to the slow curve of the shading feature below the glazed rooflight also inspired by the flow of the mountain.

On the main office tower double height spaces have been created at ground level to produce an impressive entrance lobby and also at high level to provide a destination for food and beverage or club facilities. A vertical gradient pattern has been installed on the east and west façades to assist the solar shading effects of the early and late sun.
